This lease for the lower level at 2950 Tejas Trail SW, Atlanta, sets rent at $1,300/month and is for residential use only with a maximum of 2 occupants; no business, no subleasing, no alterations, and no pets without written consent (plus a $1,300 deposit). Tenant must keep the property clean and is responsible for repairs caused by misuse, while Owner may enter with 24 hours' notice and must be provided with keys and alarm disarming instructions. Strict house rules apply: no smoking/vaping anywhere on or within 50 feet ($100 fine), no parties, quiet hours 11pm 7am, street parking only (2 vehicles max in front, none in driveway/rear), no over-sized commercial vehicles, no weapons, and no underage drinking.
