Lease terms
- Utility info: Owner pays for HOA, water, sewer, and trash/recycling. Renter is responsible for electricity, gas, and internet. - Washer, dryer, refrigerator, dish washer, microwave, oven, lawn mower, and TV included. - No pets allowed. - First months rent plus security deposit down ($2800 + $2800 = $5600) option to submit security deposit over first 2 months (so the first 2 months payments would be $2800 rent + $1400 security deposit / month). - No smoking inside or outside the home. - One year lease minimum. Must give 60 day notice before moving out if before one year mark. -Tenant Maintenance Responsibilities: Replace HVAC filters Keep property clean Lawn mowing (we have a mower you can use), watering, pulling weeds, and basic yard maintenance (HOA does front yard mowing) Report maintenance issues promptly Change smoke detector batteries (if applicable) Prevent freezing pipes in winter months - Landlord Responsibilities: Major repairs Structural issues Plumbing Electrical Heating/cooling systems (unless damaged by tenant -No painting or permanent fixtures - No street parking - Prohibited Activities: Illegal activity Excessive noise Hazardous materials Running a business without approval Unauthorized subleasing Short-term rentals (such as Airbnb) - Tenant must notify landlord immediately of water leaks or plumbing problems. - No flushing wipes, feminine products, paper towels, or grease. - HVAC filters must be changed every 60 90 days. - No trampolines without written permission. - No pools or hot tubs without written approval. - No EV charger installation without approval. - No storage of hazardous materials or gasoline inside the garage. - Yard must be maintained to HOA standards, if applicable. - Exterior holiday decorations must be removed within a specified period after the holiday. - Changing locks requires landlord approval and a copy of the new key. - Tenant is responsible for damage caused by frozen pipes if reasonable precautions were not taken. - Tenant must report any suspected mold or water intrusion immediately. - Fireplace use (if applicable): specify whether it is operational and who is responsible for chimney maintenance. - No aquariums - Tenant is responsible for replacing light bulbs and HVAC filters unless otherwise agreed.
