A completed and signed application from all of the applicants over the age of 18 must be completed and submitted. ALL LINES MUST BE FILLED IN. Incorrect or misinformation will disqualify you as a perspective renter. 2. A $40 fee for the purpose of running background and credit checks is due prior to the background checks being performed (not an application fee). 3. You must provide a photo ID. We require a photo ID (Driver's license or state issued ID) with each applicant. 4. You must have a credit report that shows a willingness to pay in a timely fashion. 5. You must have no records of eviction. 6. We require favorable responses from previous landlords and references. 7. We require monthly income of 2.5 times the amount of your monthly rent per applicant. Income must be verified through pay stubs, employer contact, or tax records. All other employment, including self-employment, must be verified through tax records. 8. Rental history must be verified from unbiased sources. If you're related by blood or marriage to one of the previous landlords listed, or your rental history does not include at least two previous landlords, your application will be declined, or we may require a qualified co-signer on your application. Qualified co-signers must meet all screening criteria, plus make 3 times the amount of rent. 9. You will be denied if you have been convicted of any type of crime that would be considered a real threat to property or the ability of other residents to peacefully enjoy the premises. 10. An up-front payment of one month's rent as a security deposit is required at the time when signing a rental contract. 11. We will accept the first qualified applicant. 12. If you are paying with Section 8, your voucher must cover the required monthly rent plus the utilities. 13. Please note that all of our properties are smoke-free. If you smoke, you must smoke outside. 14. A picture ID (passport, Driver's license, Green card) must be given at the time of application along with proof of income- paystubs, proof of income on company letterhead from your employer, tax records should be attached. For 1099 employees, your last two years of tax records are required.
