Lease terms

Minimum lease term: 12 months Security Deposit: One month's rent Lease Termination: Tenant must provide 45 days' written notice before the end of the lease if they do not intend to renew. Lease Renewal: If the tenant chooses to renew the lease, the monthly rent will increase by 5% annually. Renewal is subject to landlord approval and a new lease agreement. Utilities: Landlord pays HOA dues and trash service. Tenant is responsible for electricity. The home is fully electric, including the induction cooktop/range and water heater. Smoking: No smoking or vaping permitted inside the home. Pets: No pets allowed. Tenant Responsibilities: Tenant is responsible for routine maintenance, including replacing HVAC air filters and light bulbs. Tenant is also responsible for repairing or paying for any damage caused by the tenant, household members, or guests, including but not limited to broken windows, scratched flooring, wall damage, or plumbing clogs resulting from misuse. Rent due on the 1st of each month. Late fee after a grace period (e.g., 5 days). Tenant must maintain renter's insurance (typically $100,000 liability coverage). Application, background, credit, and income verification required. No subletting or short-term rentals (including Airbnb/VRBO). Occupancy limited to the number of people listed on the lease.
