Lease terms

Lease Duration: Month-to-month tenancy with a minimum 30-day notice to terminate from either party. Rent & Deposit: Rent is $1,400/month, which includes all utilities (heat, electricity, water, internet, trash). A security deposit equal to one month's rent ($1,400) is due at signing along with the first month's rent. Payments: Rent is due on the 1st of each month. A $50 late fee applies if payment is more than 5 days late. Payments via Venmo or Zelle preferred. Utilities: Included in rent. Excessive usage may result in additional charges after discussion. House Rules: No smoking, vaping, drugs, or pets on the property. No overnight guests without prior written permission. Quiet hours after 10 PM. Tenants must keep their room and shared spaces clean. Access & Privacy: Tenant has a private unfurnished bedroom and shared access to common areas. Laundry access is available by request with scheduled hours. Landlord requires 24-hour notice for entry into tenant's room except emergencies. Subletting: Not allowed without written consent. Default & Termination: Nonpayment triggers a 14-day notice to cure or quit; other lease violations allow for 30-day termination notices. Abandonment: If tenant is absent for 7 days without notice and rent unpaid, the landlord may reclaim the room.
