Lease terms

Lease Duration: Month-to-month residential rental agreement. Note on Termination: Either party may terminate with 30 days' written notice. Landlord must give 60 days' notice if tenancy has been for one year or more (as per CA Civil Code Sections 827 or 1946.1). Monthly Rent: $2,150.00, payable in advance on the 1st day of each month. Payment Methods: Cash, personal check, certified funds/money order, or Venmo (or other mutually agreed electronic payment). Late Fees: A $50.00 late charge will apply if rent is not received in full within 4 days after the due date. The total late charge for any one month shall not exceed $50.00. Returned Check Fee: $35.00 for any returned checks or stopped payments. Security Deposit: $2,150.00. Utilities: Tenant is responsible for all utility charges (electricity, gas, water, trash, internet, etc.). Pets: No animals, birds, or other pets may be kept on the premises without Landlord's prior written consent. (Service animals are an exception by law). Occupancy: T Occupancy by guests for more than ten days in any six-month period is prohibited without Landlord's written consent. Smoking Policy: No smoking allowed on the premises. Renter's Insurance: Tenants are encouraged to obtain a renter's insurance policy to cover personal property and liability. Landlord assumes no liability for loss or damage to Tenant's personal property. Landlord Access: Landlord may enter with reasonable notice (24 hours is typical and legally required in CA, except in emergencies) for inspections, repairs, improvements, or to show the property.
