If interested, please get in touch to arrange for showing/tours. Owner is open to 1 year or two-year rentals. Interested parties should expect to fill out an application that includes a number of checks addressing the topics below: (1) previous rental history; (2) current income (paystubs covering the last 30 days); (3) 2024 and 2025 tax return; (4) Credit history; (5) Other, as needed. The owner reserves the right to deny applicants based on the outcome of the check and/or in the case of failure to provide accurate or complete information on the application form. Tenant Fee & Payment Responsibilities 1. Monthly Rent - Tenant agrees to pay $2,900 per month, due on the 1st of each month. 2. Security Deposit - A refundable security deposit of $2,900 is due prior to move-in and held to cover damages beyond normal wear and tear. 3. If the Tenant terminates the lease early, Tenant is responsible for rent until the unit is re-rented or the lease term ends, whichever is sooner. A flat early termination fee of $2,900 may apply as liquidated damages if agreed upon in writing, in accordance with Civil Code 1671." 4. Responsibilities of tenant: Keep the unit clean and free of damage beyond normal wear and tear. Notify landlord of issues or repairs needed. Dispose of trash properly. Maintain front and backyard at least once every two weeks. Tenants are encouraged to promptly address minor upkeep items (e.g., changing light bulbs, air filters, batteries, unclogging tenant-caused drain issues) up to $100 per occurrence for convenience. However, Landlord remains responsible for repairs related to habitability or structural systems as required under Civil Code 1941." 5. Vehicle Policy: Tenant may keep a maximum of 2 motor vehicles on the Property, including cars, trucks, or motorcycles. All vehicles must be in operable condition, properly registered and insured and parked only in the attached garage. No parking is permitted on grass, sidewalks, or unpaved areas. Commercial vehicles, RVs, boats, trailers, or inoperable vehicles may not be stored on the property. Unauthorized vehicles may be towed at the Tenant's expense and considered a lease violation. 6. Guest Policy: Tenant may have occasional guests for up to 7 consecutive days or 14 days in any 6-month period without written permission from Landlord. Guests staying longer require written approval. No guest may establish residency or receive mail at the Property without being added to the lease. Violation of this clause may be considered a material breach of the lease. 7. Utilities - Tenant is responsible for payment of the following utilities including Electricity, Water & Sewer, Gas, Trash collection and Internet and/or cable. 8. Renter's Insurance - Tenant must maintain a renter's insurance policy with a minimum liability coverage of $100,000 and provide proof prior to move-in. 9. Application Fee - A non-refundable application fee of $50 per applicant (18+) is required for background and credit screening. 10. Pet Policy: Monthly pet rent: $50 per pet Maximum number of pets is 3 No breeds that are bigger than 40 lbs are allowed. This restriction does not apply to service or emotional support animals with proper documentation, in accordance with applicable disability laws. 11. Late Fees: A one-time late fee of $100 will be charged if rent is not received by the 5th of the month. No additional daily late fees will be charged unless agreed upon in a written lease addendum, and any such fees must be reasonable and not punitive. 12. HOA Rules & Fees: Landlord will cover regular HOA dues. Tenant is responsible for compliance with HOA rules and for any violations or fines incurred during the lease term. 13. This house is smoke free. 14. Tenant will allow access for repairs within a 48-hour period with proper 24-hour notice (except for emergencies). 15. Tenant will abide with all Local Laws and HOA Rules (if applicable) 16. Tenant will return the unit in good condition, cleaned, no damage, and all keys/remotes returned and will remove all belongings by move-out date.
