Lease terms

Lease terms are for a 12-month lease. Monthly rent is $3,600 with a $3,600 security deposit due at lease signing. Each adult applicant age 18 or older must complete an application and meet the written tenant qualification criteria. Application fees are limited to actual screening costs and are waived if a qualifying Colorado portable tenant screening report is provided. Tenant is responsible for utilities unless otherwise agreed in writing. Tenant must comply with all HOA/community rules, including parking, trash, noise, pet, and exterior maintenance requirements. Any HOA fines or charges caused by tenant, guests, pets, or occupants will be the tenant's responsibility. Pets may be considered on a case-by-case basis with prior written approval. If approved, pet deposit and monthly pet rent may apply, subject to Colorado law. Assistance animals are not considered pets and will be reviewed according to fair housing requirements. Rent is due on the 1st of each month. Late fees apply only as allowed by Colorado law and as stated in the lease. No smoking or vaping is allowed inside the home or garage. This home is best suited for applicants with verifiable income, positive rental history, and the ability to maintain the property in excellent condition.
