RENTAL QUALIFICATION CRITERIA **Occupancy Limits** * Maximum occupancy is four (4) persons. * No more than two (2) adult occupants are permitted. **Lease Term** * Minimum lease term is twelve (12) months. **Income Requirements** * Total household gross income must be at least three (3) times the monthly rent. * Income must be verifiable through acceptable documentation. **Credit, Criminal, and Background Screening** * All applicants 18 years of age or older must complete a credit and background check. * Applicants must provide complete and accurate information. **Rental History** * No prior evictions within the past five (5) years. * Favorable rental history is required. **Security Deposit** * Security deposit is equal to one (1) month's rent and is due before move-in. **Pets** * Maximum of one (1) approved pet. * Pet must be approved by landlord before occupancy. * Additional pet fees or deposits may apply. **Utilities** * Tenant is responsible for all utilities serving the property. **Lawn and Exterior Maintenance** * Tenant is responsible for routine lawn care, including mowing, trimming, edging, and maintaining the yard in a neat condition. **Renters Insurance** * Tenant is required to maintain renters insurance throughout the lease term. * Proof of renters insurance must be provided prior to move-in and upon renewal of the policy. **Smoking** * No smoking or vaping is permitted inside the home. **Property Care** * Tenant shall maintain the property in a clean and sanitary condition and promptly report maintenance issues. **Late Rent** * Rent is due on the date specified in the lease. * A late fee will be assessed if rent is not received by the end of the fifth (5th) day after the due date. **Subletting and Short-Term Rentals** * Subletting, lease assignments, room rentals, vacation rentals, Airbnb, VRBO, and any other short-term rental activity are strictly prohibited. **Guests** * No unauthorized occupants may reside in the property for more than fourteen (14) consecutive days or more than thirty (30) total days in any calendar year. **Application Approval** * Meeting the minimum requirements does not guarantee approval. * Landlord reserves the right to evaluate the overall strength of each application, including income, credit history, rental history, background screening, and ability to meet lease obligations.
