Lease terms

MONTHLY RENT: $2,100 (Includes all utilities, trash, high-speed satellite internet, EV charging, yard/hot tub maintenance, and bi-weekly professional cleaning/linen services). LEASE TYPE: Fully furnished corporate mid-term housing (30-day minimum / 90-day maximum with renewal options). MOVE-IN FUNDS: First month's rent ($2,100), refundable security deposit ($2,100), and a one-time non-refundable $350 move-out cleaning fee. MINIMUM QUALIFICATION CRITERIA: Income & Credit: Combined household gross income must be a minimum of 3x monthly rent ($6,300/mo). Minimum credit score of 680 with clean background and eviction history. Age & Occupancy: The primary lease signatory must be 25 years of age or older and must occupy the residence. Occupancy is strictly capped at a maximum of two (2) total adults. All occupants aged 18+ must submit an application and pass background screening. Corporate & ALE Placement: Corporate-sponsored leases and insurance housing placements are welcome. Inquire for entity documentation requirements. Local Radius Restriction: To preserve the mid-term framework, applications are not accepted from individuals whose primary residence is within Washington County, TN, or a 30-mile radius of Jonesborough. Core Policies: Strict 100% No-Pets and No-Smoking/Vaping policy across the entire 4-acre boundary to maintain a pristine, reduced-allergy environment. Active renter's insurance policy required prior to move-in.
