Lease terms

Lease Term: *6 months lease Monthly Rent: *$2,900 per month *Rent due on the 1st of each month. Security Deposit: *$2,500 refundable security deposit due prior to move-in. Pet Policy: *Pets welcome with landlord approval. *Additional $25 monthly pet rent per pet. *Tenant is responsible for any pet-related damages. Utilities: Tenant responsible for all utilities, including but not limited to: *Electricity *Natural gas *Water/Sewer *Trash service *Internet/Cable Notice to Vacate: *Tenant must provide a minimum 30-day written notice prior to vacating the property. *Notice must be provided before the beginning of the final rental month. Occupancy: *Maximum occupancy limited to individuals listed on the lease agreement. *No subletting or assignment without written landlord approval. Smoking Policy: *No smoking or vaping inside the home, garage, or enclosed patio areas. Maintenance Responsibilities: *Tenant responsible for routine housekeeping and basic yard care. *Lawn mower is provided for tenant use. *Tenant shall promptly report maintenance issues to landlord. Background and Income Requirements: *Application and background check required. *Verifiable monthly household income of at least 3x monthly rent preferred. *Positive rental history preferred. Late Fees: *Rent not received within 5 days of the due date may incur a late fee of $75 plus $10 per day thereafter, not to exceed Idaho legal limits. Move-In Condition: *Tenant will complete a move-in inspection checklist at possession. *Property must be returned in substantially the same condition, less normal wear and tear.
