Lease terms

Tenant shall be solely responsible for establishing and maintaining all utility services associated with the premises during the term of this lease, including but not limited to electricity, natural gas, water, sewer, internet, cable, and any other services used by the Tenant unless otherwise specified. Tenant agrees to maintain the premises in a clean, safe, and sanitary condition and is responsible for the routine day-to-day upkeep of the property. Such maintenance includes, but is not limited to, changing light bulbs and HVAC filters, replacing smoke detector batteries as needed, keeping the yard free of debris, mowing and watering the lawn (if applicable), promptly cleaning spills and messes, maintaining appliances in a clean condition, and reporting any repairs or maintenance issues to the Landlord in a timely manner. Tenant shall not permit damage to the property through neglect or misuse and shall be responsible for the cost of repairs resulting from Tenant's actions, omissions, or failure to perform routine maintenance obligations. Landlord shall remain responsible for major repairs and maintenance resulting from normal wear and tear or structural issues not caused by Tenant negligence or misuse. 1 (one) pet is allowed, either small dog or cat. $200 non-refundable pet deposit.
