Lease terms

Lease duration 6 or 12 months. Rent is $1,800.00. Deposit is $2,000.00 be paid before occupancy. Renter is required to submit a renter's insurance, paid in full to cover the full term of their contract, show a minimum deductible of $500.00 and cover all adults. The house is available starting July 17, 2026. Option of furnish or non-furnish. Furnish option adds $200.00 to the monthly price for a total of $2,000.00 per month. Furnish option includes master bedroom with king-size bed, two small rooms with two queen beds, and the fourth small room has a sofa bed. Living Room has two sofas (3 and 2 person detach sections), center table with entertainment stand as shown in pictures. Utilities are not included. Renter is responsible for setting up water/sewer (COT), gas (SWG), electricity (TEP) & internet. HOA fees are included. You will be responsible for any fines. Homeowners to provide rules. Renter is consider a one house-hold. Renter is required to list all occupants. If renter has roommates, renter in contract is the sole-responsible for all occupants. Renter is responsible for notifying the homeowner of any damage/broken items (such as kitchen drawers/doors, appliances, plumbing, floor, carpet, ceiling, ceiling fans). Renter is advised that there will be a house inspection every 6 month to identify any broken items or items that need maintenance. Renter will be notify 1-week in advance to schedule a time and date that works best during the month of inspection. No commercial business is allowed. No short- term roommates. No smoking is allowed on any premises of the house. Occupancy is limited to 8 people maximum, and two pets maximum. Parking is not allowed in the font gravel areas/side gate. On-street parking is not allowed. No alterations to any part of the unit (inside or outside). No permanent structures to be placed on the lot premises.
