Lease terms

A **minimum one-year lease** is required. The unit will be available for move-in on **August 10, 2026**. A full first month's rent and the applicable security deposit must be paid before move-in. The second month's rent will be prorated. The standard security deposit is 1,100**. A 2,200 security deposit** is required for applicants with a credit score below 600 or a verified eviction judgment that is more than two years old but less than five years old. Deposit requirements are firm and non-negotiable. Applicants must have verifiable gross household income equal to at least **2.5 times the monthly rent**. Applicants who do not meet the income requirement will be automatically denied. Applicants with a verified eviction judgment within the previous two years will also be denied. The landlord pays for **water and City of Milwaukee trash service**. The tenant is responsible for all other utilities unless otherwise stated in the lease. A stove and refrigerator are provided. The tenant is responsible for the proper cleaning, care, upkeep, and maintenance of both appliances as outlined in the lease. **No pets are permitted.** Qualified service or assistance animals will be handled in accordance with applicable fair-housing requirements. **Absolutely no smoking or vaping is permitted anywhere inside the apartment, building, basement, common areas, or on the property.** This prohibition includes cigarettes, cigars, marijuana, electronic cigarettes, and all other smoked or vaporized substances. Violations will be treated as a material violation of the lease.
