Lease terms

Lease Duration: 12-month minimum lease preferred (flexible upon request). Rent & Fees: - Monthly Rent: $1,250 - Security Deposit: 1.5x one month's rent (refundable, subject to move-out inspection). Pet Fees: - One-time non-refundable pet fee: $250 per pet - Monthly pet rent: $25-$50 per pet - Refundable pet deposit (if applicable): $250 Utilities & Maintenance: - Tenant is responsible for electric, gas, water, sewer, trash, internet, lawn care, and cable. - Landlord provides basic exterior maintenance. - Maintenance requests: Must be submitted through the tenant portal (response within 24-48 hours for non-emergency issues). Policies: - Smoking: Not allowed inside the home. - Pets: Allowed with fees (see above). Breed & weight restrictions may apply. - Occupancy: Maximum 2 residents. - Renter's Insurance: Required before move-in (minimum $100K liability coverage). Move-In Requirements: - First month's rent + Security Deposit + Any applicable pet fees. - Approved background & credit check (minimum 600 credit score preferred). - Proof of 3x monthly rent in income preferred (pay stubs, tax returns, or employer verification).
