This means landlord cannot alter the terms of this lease agreement during the life of the lease without consideration and the tenant's consent. This is a month to month Lease begins when you first move in and ends when you move out. The Lease will start on and will continue as a month-to-month tenancy. To terminate tenancy the Landlord or Tenant must give the other party a written 30 day notice of Lease non-renewal. The Tenant may only terminate their Lease on the last day of any month and the Landlord must receive a written notification of non-renewal at least 30 days prior to the last day of that month. If the Tenant plans to leave on or after the first of any month, they are responsible for that month's full rent. If the Tenant does not provide the Landlord with a written 30 day notice, they shall forfeit their full deposit amount. No smoking allowed on premises, pets allowed with adult supervision at all time, you can park on drive way. Garage is fully accessible. Tenant agrees to pay $3987 per month as rent per lease term or $47844 for 12 months, to be paid as follows: $3987 per month, due on the 1st day of each month. Payment of the first month's rent and any security deposit is due upon the signing of this Lease by the Tenant. First months rent is $3987, security deposit is $4287 includes a cleaning fee of $300. Total to move in is $8274. All Occupants must be include in lease, both members of a married or unmarried couple and must sign the lease or rental agreement. Each tenant is legally responsible for paying the full amount of rent and following all other terms of the lease or rental agreement. This means that if one tenant skips out and fails to pay rent, I can legally seek the entire rent from any of the other tenants. Also, if one tenant violates the lease or rental agreement, I have the right to terminate the tenancy of all the tenants. Landlord's Rental Property Maintenance Responsibilities as follow: Keeping mechanical systems such as heating and cooling, and electrical and plumbing, in good operating conditions Maintain structural items such as roof, attic, sidewalks, and driveway Immediately handle any vermin or pest infestations Keep common areas clean and maintained in multifamily property Rekey locks in between tenant turnover Ensure renters are not disrupting neighbors or other renters Screen all tenants by using a rental application and conducting thorough background checks, being sure to treat all tenants fairly and equally Provide smoke, carbon dioxide, and radon detectors (in certain geographic areas) to help provide a safe living environment Promptly respond to repair requests and quickly perform repairs such as HVAC problems, plumbing clogs or leaks, security concerns such as a broken lock, or mold issues Conduct routine exterior and interior inspections to track normal wear and tear and identify small issues before they become big. Check smoke detectors monthly and get rentals feedback on their stay. Tenant rental property maintenance Responsibilities as follows: All tenants are NOT responsible for utilities such as electricity, cable and internet, gas, sewage, water, and garbage bills as this is all inclusive in rent. However, in an even tenants go over the maximum usage allowable, then landlord has the right to include in next month's rent. This extra charge will be shared equal among all the tenants. Tenants are also responsible to maintain the property by cleaning appliances, keeping walls and floors clean, emptying the trash, and preventing mold growth. Avoiding damage beyond normal wear and tear, such as keeping unauthorized pets, tampering with smoke detectors or landscape watering systems, sub-renting to roommates, and using this property for unauthorized or illegal purposes. Reporting issues as they arise to avoid large and expensive damages, such as a slow water leak under the bathroom sink creating a breeding ground for black mold.
