Lease terms

Rent Options Monthly: $5,900 per month (30-day period). Daily: $250 per day with a 2-night minimum. The applicable rate is selected in the lease, and the total rent is based on the chosen option. Rent Payment Rent is due in full before or on the check-in date, unless another arrangement is made in writing. For month-to-month stays beyond the initial term, rent is due on the same day each month. Late payments accrue interest at the maximum rate allowed under Florida law. Application Fee A $75 non-refundable application fee is required for each applicant. Covers application processing, identity verification, background, and credit checks. This fee does not apply toward rent or the security deposit. Cleaning Fee A $150 non-refundable cleaning fee is charged per stay and added to the total rent. For extended or recurring stays, additional cleaning fees may be charged for each occupancy period. Security Deposit Monthly stay: $1,500 refundable deposit. Daily/nightly stay: $500 refundable deposit. The deposit must be paid before move-in, along with the first rent payment. The security deposit cannot be used as rent. Security Deposit Return If there are no deductions, the deposit will be returned within 15 days after move-out. If the landlord intends to make deductions, written notice must be sent by certified mail within 30 days after move-out, in accordance with Florida Statute 83.49. Any remaining balance will be refunded after the claim process, using the original payment method or by check sent to the tenant's forwarding address.
