FIRST MONTH FREE RENT for qualified applicants(but must signed a 13 month lease) Minimum 12-13 month lease term. Renter is responsible for ALL Utilities- Electric, Gas, Water 1st month rent, security deposit, pet fee(if applicable) & admin fee due within 72 hours of signing a lease. Pets allowed with Owner approval & one time nonrefundable fee due within 72 hours of signing the lease. Background & Credit Check Required- $50 per adult- Nonrefundable We do not use the Zillow Application. APPLICATION FEES ARE NOT REFUNDABLE. Please review the following criteria and terms carefully and only apply if you meet them. QUALIFIED APPLICANTS WILL - Minimum 650 Credit Score, Have verifiable, reliable income of at least 2.5 times the rent- Not owe any money to a previous landlord - Not have any recent evictions - Not have any unpaid utilities, or car payments reported on the credit report or court records - Have no accounts in collections or charged off reported on the credit report - Applicants must have a debt-to-income (DTI) ratio under 36%- Not have been convicted of any crimes against people or property in the last 7 years - Not have been convicted of any drug manufacturing or distribution charges in the last 7 years APPLICATION INSTRUCTIONS (HOW TO APPLY): Applicants must view the property in person before applying! Showing Agent to send application link via email following the showing. Please email your 2 most recent paystubs and a government issued ID to the Showing Agent. Your application will not be processed until your paystubs are received. Lease must be signed, and deposit/fee paid within 72 hours of acceptance. If you are accepted, the property will remain on the market until deposit & rent are received to reserve the property.
