Sunshine Cottage Rental Terms Property Address: 2922 1/2 4th Ave S, St. Petersburg, FL 33712 Lease Term: Minimum lease term of 6months - 12 months with options to renew. Shorter lease terms may be available for traveling professionals upon discussion. Monthly Rent: $2,600 per month, due on the 4th of each month. Security Deposit: $600.00 Security Deposit, due at lease signing. This deposit is refundable at the end of the lease term, subject to the condition of the apartment upon departure. Furnishings: The apartment is offered fully furnished. All furnishings must be kept in excellent condition. Utilities: All Utilities and WIFI Included Pets: Pets are allowed on a case by case basis. Parking: Off-street parking is available for tenants. Maintenance: Tenant is responsible for minor maintenance and repairs up to $100. Major maintenance issues and repairs over $100 will be handled by the landlord. Smoking Policy: Smoking or Vaping is not allowed inside the apartment. Smoking is permitted in designated outdoor areas only. Alterations: No alterations, painting, or significant changes can be made to the apartment without prior written consent from the landlord. No holes in the walls. Guests: Overnight guests are permitted for up to 5 consecutive days. Guests staying longer than 5 days require landlord approval. Termination: Early termination of the lease requires a 60-day notice and payment of a termination fee equivalent to one month's rent and forfeiture of deposit. Move-In Inspection: A move-in inspection will be conducted to document the condition of the property. Both landlord and tenant will sign the inspection report.
