Lease terms

Minimum 12-month lease with a preferred move-in date of August 1, 2026. A security deposit equal to two months' rent is required. Water, sewer, and garbage are included through the HOA. No pets, no smoking, no subleasing, and no business use of the property are permitted. Maximum occupancy is two people. The unit includes one assigned carport space and one additional on-site parking space, and HOA parking stickers are required. Tenants are responsible for reporting maintenance issues to the landlord, while the HOA maintains the landscaping. Rental history, a background check, and eviction history will be reviewed as part of the application process, and applicants must demonstrate the ability to pay rent through bank statements. Tenants must keep the patio clean, may not leave personal belongings outside the front door, and must comply with all HOA rules. No satellite dishes are permitted, and any exterior modifications or items visible from outside the unit require prior HOA approval. Any interior painting must receive the landlord's written approval before work begins.
