Lease terms

Prospective tenant must schedule viewing prior to lease signing and submit a written application. Must include rental history references. 6 MONTHS VERIFIABLE INCOME, if employed, must be with current employer at least 6 months 12 month lease term no smoking includes 1 parking space tenant pays electric Applicant(s) must be minimum 18 years of age Photo ID required at the time application is submitted A complete and accurate application listing a current rental and at least one previous rental reference with phone number Each applicant must qualify individually unless applicants are married Gross monthly household income must equal three(3) times the stated monthly rent A current paycheck stub may be required 6 months verifiable income, if employed, must be with current employer at least 6 months some form of verifiable income will be required for unemployed applicants Self employed applicants will be required to show last years tax return Six months of positive verifiable housing history from third party landlord required. If not available a qualified co-signer may be required no evictions in last 7 years criminal history(if applicable) will be evaluated on a case by case basis Rent must be paid in full and on time every month Be considerate of others; no disturbing noise between 10:30PM and 9:00AM Use only stretch to release hooks for wall decorations; do not use nails or screws or stick tape no obstructions or flammable fabrics/items within 30 inches of heaters Use garbage and recycling receptacles appropriately
