Tenants are required to maintain renters insurance throughout the lease term with a minimum of $300,000 liability coverage. Owner reserves the right to intermittent occupancy of the detached guest house and attached garage with private entrance on the property; owner will contribute a prorated utility reimbursement during any periods of occupancy as well as appropriate notice of each visit per California law. The following appliances are provided as a courtesy and are not warranted by Owner: microwave, dishwasher, laundry washer, and dryer. Owner does not guarantee replacement. The refrigerator and stove are warranted by Owner. Optional furnishings available at no additional charge. A selection of furniture may remain in the home at the tenant's discretion, no rent reduction applies if tenant declines. Any furnishings left on the property are provided as-is, and tenant bears no liability for damage or wear during the tenancy. Owner will provide basic yard maintenance including lawn care and watering of front yard. Owner is responsible for major repairs as well as wear and tear costs. Tenants are responsible for minor interior maintenance up to $100/mo as well as repairs resulting from tenant negligence or misuse. Rent due on the 1st of each month with a grace period to the 5th.
