Lease terms

Minimum 12-month lease required. First month's rent and security deposit due prior to move-in. Tenant is responsible for electricity, gas, internet/cable, and any other utilities not specifically provided by the owner. Rent is due on the 1st of each month. Late fees apply according to the lease agreement. No smoking or vaping permitted inside the property. Tenant is responsible for maintaining cleanliness of the home and reporting maintenance issues promptly. Renters insurance is required throughout the lease term with a minimum of $100,000 liability coverage. Proof of insurance must be provided before move-in and maintained during occupancy. Pets may be considered on a case-by-case basis with landlord approval. Additional pet fees and restrictions may apply. Occupancy is limited to approved tenants listed on the lease. Subletting and short-term rentals (including Airbnb or similar platforms) are prohibited without written approval from the landlord. All applicants are subject to background, credit, income, and rental history verification. If you want something that attracts the strongest applicants, I'd recommend adding: Income requirement: Household gross income must be at least 3 times the monthly rent. Credit requirement: Minimum credit score of 620+ preferred. Background screening: No prior evictions within the last 5 years.
