No Smoking: Smoking (including vaping) is prohibited indoors, on the screened porch, or near the pool area. Alterations: Tenant may not paint, remodel, or alter the property (e.g., walls, fixtures, pool, deck) without written landlord consent. Approved alterations become landlord property unless otherwise agreed. Minor Decor: Tenant may hang pictures with small nails, provided holes are repaired upon move-out. Tenant Insurance: Tenant must maintain renter's insurance with minimum coverage of $100,000 liability and $20,000 personal property, naming landlord as an additional insured. Landlord Insurance: Landlord maintains property and liability insurance, excluding tenant personal property. Landlord Access: Landlord may enter with 24 hours' notice for inspections, repairs, or showings (e.g., for future rentals or sale), except in emergencies (e.g., water leaks). Move-In/Move-Out Inspection: Tenant and landlord will document property condition within 7 days of move-in and at move-out to assess damages.
