Lease terms

Tenant responsible for all utilities, including water, electricity, gas, trash, and internet/Wi-Fi. No smoking inside the property. No unauthorized occupants. No subleasing or short-term rentals allowed. Tenants may not build or add structures on the property without written permission from the owner. Interior painting with standard water-based paint is allowed; tenants are responsible for returning walls to their original condition if requested at move-out. Tenant must keep property clean and report maintenance issues promptly. First month's rent and security deposit due before move-in.
