No illegal activities, drug use, underage drinking, or other unlawful behavior. Pets: Pets must be approved in writing before move-in. Any applicable pet deposit or monthly pet fee must be paid. Tenants are responsible for cleaning up after pets and preventing damage. Occupancy & Guests: Only those listed on the lease may reside in the home. Guests may stay up to 7 consecutive nights without prior approval. Parking: No RVs, boats, or unregistered vehicles without written approval. Yard & Exterior: Lawn care is provided. Please do not alter the landscaping or irrigation system. Outdoor trampolines and above-ground pools are not permitted. Maintenance: Tenants must report leaks, pests, or damages promptly. No alterations (painting, etc.) without landlord approval. AC filters (provided by landlord) must be replaced monthly. Trash & Recycling: Please place bins at the curb on designated collection days and store them neatly afterward. Mondays are trash days. Thursdays are both trash and recycling unless it's a federal holiday. Security System & Ring Doorbell: The provided security system and Ring doorbell must remain connected and active. Tenants may not disable or tamper with. Subletting: Subletting, short-term rentals, or listing the property on Airbnb/VRBO is not permitted. Renter's Insurance: Proof of renter's insurance is required before move-in and must be maintained throughout the lease. Move-Out Policy: The property must be returned in similar condition to move-in. Carpets must be professionally cleaned if pets were present. All keys, garage remotes, and access devices must be returned. 30 day notice required.
