-A credit report will be processed on each applicant. Approval will be based on a credit scoring evaluation. The minimum credit score requirement is 650. If it is lower than 650 you may be eligible for conditional approval. Results will be Accepted or Denied based on all criteria listed. -Smoking and/or marijuana use on the property is prohibited -Gross income per rental unit must meet or exceed two times the amount of monthly rent. You must have verifiable income through your place of employment or business. You will be asked to provide your property manager with proof of income. This will include: 3 most recent paystubs or an employment letter for verification of income. If you are a self-employed independent contractor, you must submit last year's tax return and/or your last three months of bank statements for your business. If you do not have any current income, you must be willing to pre-pay rent to qualify, if approved in advance by your property manager. -Tenants are responsible for having all utilities in their name for the duration of the lease and must have renters insurance. -EACH tenant must fill out an online application with the property manager. We do not accept Zillow applications. -The Holding fee is due within 48-hours of an accepted application. -There will be a 2-animal maximum and each animal may not weigh more than 50-lbs. -Refundable Pet Deposit is $300 per pet. 1. A prospective tenant has the right to provide to the landlord a portable tenant screening report, as defined in section 38-12-902(2.5), Colorado Revised Statutes; and 2. If a prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from: Charging the prospective tenant a rental application fee; or Charging the prospective tenant a fee for the landlord to access or use the portable tenant screening report.
