Lease terms

Lease Term: Minimum 12-month lease required. Income Verification Required: Applicants must provide proof of income and demonstrate the ability to meet rent obligations. Property Viewing Required: All applicants must personally tour the property before an application can be approved. Utilities: Tenant is responsible for all utilities and related service costs during the lease term. Lawn Care Included: Routine lawn maintenance is provided by the landlord and included in the monthly rent. Occupancy Restrictions: Only individuals listed on the lease may reside in the home. Any additional occupants must receive prior written approval from the landlord. No Subletting or Assignment: Subletting, short-term rentals, assignment of the lease, or allowing others to occupy the property in exchange for compensation is strictly prohibited without the landlord's prior written consent. Pet Policy: Pets are permitted with the landlord's prior written approval. A cat or dog may be approved if trained, and the pet deposit and fees are paid. Property Care: Tenant agrees to maintain the property in a clean, safe, and sanitary condition and to return it at the end of the tenancy in substantially the same condition as received, excluding normal wear and tear. Maintenance & Repairs: Tenant must promptly notify the landlord of any maintenance issues, damages, or repair needs to prevent further deterioration of the property. Landlord Responsibilities: The landlord is responsible for repairs and maintenance required to keep the property in a habitable condition, except for damage caused by tenant negligence, misuse, abuse, or unauthorized alterations. Compliance with Lease: Tenants must comply with all lease terms and all applicable local, state, and federal laws throughout the tenancy.
