QUALIFICATIONS & SCREENING CRITERIA NOTICE PURSUANT TO TEXAS PROPERTY CODE SEC. 92.3515: These written selection criteria are provided prior to application. Providing false, misleading, or unverifiable data is grounds for immediate denial and forfeiture of all application/screening fees. 1. INCOME & CASH FLOW LEVERAGE Gross Income: Minimum verifiable gross household income must be at least 3x the monthly rent ($6,825/month or $81,900/year). Debt-to-Income (DTI) Cap: Total monthly credit and loan obligations (including car loans, student loans, credit card minimums, plus the prospective rent of $2,275) cannot exceed 45% of gross monthly income. Applications exceeding this leverage threshold will be declined for insufficient debt-to-income. Verification: Must provide the 2 most recent consecutive paystubs and 2 months of matching bank statements showing corresponding payroll deposits. Self-employed applicants must provide the first 2 pages of their most recent filed tax return and 3 months of consecutive business bank statements. 2. CREDIT HISTORY & LIABILITIES Scores: Minimum FICO score of 640 preferred (620 minimum considered conditionally with an increased security deposit). Derogatory History: Absolute zero history of evictions, open housing collections, or unresolved utility judgments. Credit Flags: Automated or manual identification of active delinquencies, synthetic identity red flags, or accounts with over-extended balance capacities will result in an immediate denial. 3. REFERENCES & DISCREPANCIES Rental Verification: Positive, independent rental history is required. Cross-Verification: Prior landlord references and reported residential address history trails will be manually cross-verified against county property ownership deeds and public tax records. Unverifiable address trails or gaps in history are grounds for rejection. 4. BACKGROUND Comprehensive criminal background and public record checks will be evaluated for all occupants over the age of 18. LEASE POLICIES & TERMS Utilities: Renter is solely responsible for all utility costs and accounts (electricity, water, trash, gas, internet). Smoking: Strictly no smoking or vaping of any kind is permitted inside the premises or within enclosed structures. Pets: Maximum of 1 cat or 1 dog permitted. Animal must be under 40 lbs, at least 12 months old, and fully house-trained. No aggressive liability breeds are accepted due to insurance restrictions. A $500 refundable pet deposit is required. Insurance: A renters insurance policy with a minimum of $100,000 in liability coverage is mandatory and must name the landlord as an interested party prior to move-in. Payment Forms: Bank ACH, physical check, or credit card (tenant pays digital processing fees). Digital peer-to-peer cash apps (e.g., Apple Cash, Venmo, CashApp) are not accepted.
