QUALIFICATIONS & SCREENING CRITERIA (Texas Property Code Sec. 92.3515): 1. INCOME: Minimum verifiable gross household income must be at least 3x the monthly rent ($6,825/month or $81,900/year). Applicants must provide the 2 most recent consecutive paystubs and 2 months of matching bank statements. Self-employed applicants must provide the first 2 pages of their most recent tax return. 2. CREDIT: Minimum FICO score of 640 preferred (620 minimum considered conditionally with increased deposit). Absolute no history of evictions, open housing collections, or unresolved utility judgments. Debt-to-income ratio will be heavily evaluated. 3. REFERENCES: Positive, independent rental history is required. Previous landlord references will be cross-verified against county property ownership deeds. 4. BACKGROUND: Background checks will be evaluated for all occupants over 18. LEASE POLICIES & TERMS: - Utilities: Renter is responsible for all utility costs (electricity, water, trash, gas/internet). - Smoking: Strictly no smoking of any kind permitted inside the premises. - Pets: Maximum of 1 cat or 1 dog allowed. Animal must be under 40 lbs, at least 12 months old, and fully house-trained. No aggressive liability breeds. A $500 refundable pet deposit is required. - Insurance: Renters insurance policy with minimum $100,000 liability coverage is required prior to move-in. - Payment forms accepted: check or credit card (tenant pays transaction fees). No Apple cash, Venmo, etc.
