REFERENCES & DISCREPANCIES Rental Verification: Positive, independent rental history is required. Cross-Verification: Prior landlord references and reported residential address history trails will be manually cross-verified against county property ownership deeds and public tax records. Unverifiable address trails or gaps in history are grounds for rejection. 4. BACKGROUND Comprehensive criminal background and public record checks will be evaluated for all occupants over the age of 18. LEASE POLICIES & TERMS Utilities: Renter is solely responsible for all utility costs and accounts (electricity, water, trash, gas, internet). Smoking: Strictly no smoking or vaping of any kind is permitted inside the premises or within enclosed structures. Pets: Maximum of 1 cat or 1 dog permitted. Animal must be under 40 lbs, at least 12 months old, and fully house-trained. No aggressive liability breeds are accepted due to insurance restrictions. A $500 refundable pet deposit is required. Insurance: A renters insurance policy with a minimum of $100,000 in liability coverage is mandatory and must name the landlord as an interested party prior to move-in.
