Lease terms

First month's rent and security deposit due at signing. Tenant pays for all utilities, including but not limited to water, electric, trash, and internet. Lease terms are negotiable but the minimum is 12 months. Tenant agrees to maintain property in a clean and tidy manner in accordance with HOA rules (yard maintenance, trash cans, etc.) A reusable tenant screening report will only be accepted if generated through Zillow and is no more than 30 days old.
