Lease terms

1. Rent and Payment Terms Deposit: Lessee shall provide a non-refundable deposit of $2,500 to hold the property, payable via Venmo or Zelle. If the reservation is canceled by the Lessee, the deposit will not be refunded. Remaining Rent is due by June 30, 2026 Cleaning Fee: $300 due with the final payment All payments once made are non-refundable. 2. Occupancy Maximum occupancy is four (4) adults. No subletting is permitted. The Lessee must be 25 years of age or older and must occupy the property during the entire term. 3. Check-In / Check-Out Check-In: After 3:00 PM on July 1, 2026 Check-Out: By 10:00 AM on June 30, 2026 (Unless renegotiated) Late check-out is not guaranteed and may incur additional fees. 4. Amenities & Inclusions Full access to Lake Forest community pool, tennis courts, and pickleball courts One Sea Pines gate pass included (Pick up at Sea pines Welcome Center, 32 Greenwood Dr at Drive Through Window in the rear). Since resort passes only last one month, the July Pass will need to be picked up in June. Utilities (electric, water, internet) are included Parking is provided; however, spaces are not assigned 5. Rules and Regulations The Lessee agrees to comply with: Sea Pines Property Owners Association (POA) rules and regulations Lake Forest HOA covenants Key regulations include: o No smoking or vaping inside the property o No pets allowed o No trailers, recreational vehicles, scooters, mopeds, or motorcycles allowed in Sea Pines o Maximum occupancy rules will be enforced o Peaceful enjoyment of the property and community is expected 6. Damage and Liability Lessee shall be responsible for any and all damage to the property or its contents occurring during the lease term beyond normal wear and tear. Any intentional or negligent damage caused by Lessee or guests will be repaired at Lessee's expense. 7. Miscellaneous This Agreement constitutes a temporary short-term rental and does not establish a landlord-tenant relationship under South Carolina law. Violation of the terms may result in termination of the agreement and forfeiture of rent and deposit. This Agreement may not be modified except in writing signed by both parties
