required documents: Application Fee: $40 per applicant over the age of 18 years old Deposit: $300 holding deposit, due once the application is approved Proof of Income: Two most recent pay stubs, or a written offer letter ID: One form of ID is required; Driver's License, State ID, Passport, or Birth Certificate credit check: The first step in the application process, is the credit check. We will run your credit report before doing any of the following verification's. If you have any active liens, bankruptcy's, foreclosures, judgments, collections or landlord-tenant cases, your application will not be approved. rental history: Please list any current and/or past Landlords that you've rented from. The application will allow you to submit the address of the property, the amount you paid per month, the lease terms, and the Landlord's information. To properly conduct a Landlord Verification we will need this information. If you've owned a property, that information will come up on your credit report. And, if you've never rented before, don't be discouraged, just put your current address in that area with a note stating that you are living with family or friends. employment: We will contact your current employer to do an employment verification. When applying, please inform your employer that they will be receiving a call from us. If you have recently started a new job, make sure to provide us with an offer letter. And, if you are self-employed, you can provide us with 2 months worth of bank statements, and tax documentation. income qualifications: Our requirement for income, is that you make 3 times the monthly rent per month. For example; Rental Amount is $1,000 x 3 = $3,000 We go by gross income (prior to taxes being taken out).
