The owner operates a private office from a detached barn house approximately 200 ft from the main home. While they have access to the grounds, they do not enter or interfere with the guest farmhouse or your privacy. The tennis court is available for guest enjoyment but is not a professional-level court; guests should bring their own equipment. The base reservation includes access to the pool and firepit area only. Use of the grounds for events, filming, or gatherings requires prior approval and an additional fee. This is a non-smoking property, and any evidence of smoking or vaping will incur a $400 housekeeping expense. Parties are prohibited. Pets are not allowed. Checkout is at 10 am unless approved in advance; a $50 cleaner trip fee will apply if the cleaning team cannot access the property due to a delayed checkout. Early check-in and late check-out are based on availability and incur an additional fee of $20 for every hour before or after standard times. There is a 15-minute grace period after 10 am checkout, after which a $25 fee ensues every 15 minutes. For bookings made via Airbnb or Booking, any additional charges above the standard cleaning fee for mid-stay or deep cleans will be collected after confirmation or once stay thresholds are reached. The rental's internet plan includes 1.2TB per month; exceeding this limit may impact speeds. The property utilizes a septic tank; only flush toilet paper. Trash must be bagged and placed in the garbage bin, which should be rolled to the end of the road Thursday nights for Friday morning pickup; failure to do so incurs a fee. In the event of a system failure, neither the property owner nor Management shall be liable to the guest for damages, and no refunds will be given, though efforts will be made to repair the system. Management will not assume liability for unforeseen occurrences such as weather conditions, natural disasters, pests, construction, or acts of God. Guests are responsible for any damage to the rental property caused by them or their party. Guests should not have mail sent to the rental. Management is not liable for any items left behind. There is an additional fee of $25 per extra person, per night for each additional guest beyond the property's bed count. The fireplace is for decorative purposes only and is strictly prohibited from being used. Tampering with, removing, or disabling electronic monitoring devices is prohibited.
