THE MAIN ROOM ~1,000 sf
One enormous undivided expanse. Picture rails throughout, so art hangs without a drill. Curtain track that can close the living area off. Ceiling speakers in every room. Built-in cabinets in dining and living, plus a concealed recess for the TV. Under-cabinet lighting over a black rubber work surface that takes anything.
THE KITCHEN
240-volt Viking convection oven. Separate Bosch range top, high-power hood, pot filler. Large stainless center island. 30-inch double-basin sink with restaurant hard-spray faucet. Magnetic stainless backsplash. Built-in pot hanger and dish drying rack. Pendants over sink and island. An HDMI split puts the same picture in the living room and over the mudroom window watch while you do dishes.
THE BEDROOM ~400 sf
Nine-foot dual-swing door with full-length mirror. Daylight on two walls. Built-in his-and-hers cabinetry (photos show items that will be removed), bedside sconces, double doors to the terrace. The master bath is cavernous for a one-bedroom: walk-in doorless shower with rain head and handheld, bench, niches, floating vanity. A separate powder room adjoins the main room, so guests never wander past the bedroom.
STORAGE
Built-in cabinetry runs through foyer, dining, living, kitchen, and bedroom. Every cabinet not just the kitchen is IKEA SEKTION, their kitchen line, built stronger than their living room and bedroom systems. One system throughout, so any SEKTION drawer or fitting swaps in, and new fronts drop on without touching the boxes.
EASE OF CLEANING
All furniture on sliders, all cabinets hung. Nothing sits on the floor. A mop swipes through the entire place.
SYSTEMS
Hydronic radiant floor heat, two zones, smart thermostats. Split system for AC and heat, though hopper windows and ceiling fans move air so well you may rarely need it. Full-size washer and gas dryer in a dedicated laundry room. Hardwired cameras front and back.
THE APPROACH
A fence modeled on a bird-watcher's blind, no gate. Front garden with feeders and a trellis of white rose, creeping Jenny, hydrangea. Full-width stoop. Secure delivery box. Fingerprint lock. The foyer is a true 75 sf mud room: library shelving wall to wall, marble shoe bench, coat closet. Don't be afraid to get the floors wet.
THE YARD ~800 sf
Walled in greenery, vines climbing the fencing. Feeders draw cardinals, woodpeckers, blue jays. A shooter's hoop (no backboard for practicing your shot), potting area, floodlights.

STRAIGHT TALK
I built this floor by hand and it shows, in a good way. High-end materials, honest informal finish, not polished to a showroom shine. There is still touch-up work to be done, and how much gets done and where is open different tenants want different things and the budget can move with them. Walk through, say what you'd want addressed, and we can talk needs and numbers.
It is fundamentally an open-plan one-bedroom the great room and the bedroom, nothing more. Wonderful for the right person, a poor fit for anyone needing separate rooms.
