Lease terms

LEASE DURATION 12 month lease. Security deposit equal to one month's rent, due at signing along with the first month's rent. All adults must submit an application. UTILITIES Tenant is responsible for electricity, water, internet, and trash service. Owner pays none. The property is on a community water system and a private septic tank rather than city sewer, so there is no monthly sewer bill. APPLIANCES Refrigerator, range/oven, and microwave are included. There is no dishwasher. The laundry room has washer and dryer hookups, but the washer and dryer are not provided. Tenant may install their own. PETS Cats and dogs considered, two maximum. Breed restrictions apply. $300 non-refundable pet fee per pet plus $30 per month pet rent per pet. No exotics or reptiles. Tenant is responsible for pet waste removal from the yard and for any pet related damage. SMOKING No smoking or vaping inside the home or in the garage. PARKING Two car attached garage plus driveway parking. Garage is for vehicle and household storage only. No commercial repair work, no storage of fuel or hazardous materials. No trailers, boats, RVs, or inoperable vehicles parked on the property without prior written approval. TENANT MAINTENANCE RESPONSIBILITIES Tenant maintains the lawn and landscaping on the approximately three-quarter acre lot, keeping grass under six inches. Tenant replaces HVAC filters monthly and light bulbs as needed. Because the property is on a septic system, nothing may be flushed except toilet paper. No wipes, paper towels, grease, or feminine products. Tenant is responsible for the cost of any septic pumping or repair caused by misuse. INSURANCE Renters insurance with at least $100,000 in liability coverage is required for the duration of the lease, with the owner named as an additional interested party. RENT PAYMENT Rent is due on the first of each month. Late fee applies after the fifth.
