Lease terms

Term of the Tenancy is for one year. If Tenant vacates before the term ends, Tenant will be liable for the balance of the rent for the remainder of the term. Tenant will pay to Landlord a monthly rent of $1,250, payable via Zelle or Cash in advance on the first day of each month, except when that day falls on a weekend or legal holiday, in which case rent is due on the next business day; If Tenant fails to pay the Monthly Rent or or any other Rent in full by the end of the day 3 after it is due, a fee (Late Fee of 10% is effective 3 days after Monthly Rent is due, subject to applicable law). Landlord does not waive the right to insist on payment of the rent in full on the date it is due. If rent is 10 days late process for an Eviction Notice will be pursued; -The Late Fee is $125 Tenant will provide Refrigerator, Washer and Dryer; will discuss Stove with Tenant; Tenant will pay all utilities; Tenant will be responsible for the Lawn; Excludes use of the large storage building in backyard; No animals, birds, or other pets will be kept in the house, even temporarily. If this is NOT adhered to, process for an Eviction Notice will be pursued;
