It's conveniently located 20 miles from Walt Disney World, 30 miles from Universal Studios, 25 miles from SeaWorld, 21 miles from Orlando Premium Outlets, and 35 miles from Orlando International Airport (MCO).
Quiet hours are observed from 10 PM to 6 AM. Pets are not allowed, and smoking is not permitted. Events are not allowed. Check-in is at 4:00 PM and check-out is before 10:00 AM. Guests arriving before 4 PM without approval may be charged $75.00 per hour. A non-arranged late check-out fee of $75.00 will apply if guests depart after 10:00 AM without prior arrangement. Failure to depart by 10:00 AM may result in a penalty charge of one day's rental. The air conditioning should not be set below 74 degrees Fahrenheit. Pool heating is an optional amenity with an additional daily cost, requiring a minimum of 5 days. Pool heaters operate on a timer and may not effectively heat during cold weather. Guests park vehicles at their own risk. Firearms are prohibited. Illegal or illicit activities will not be tolerated. Trash must be placed in provided carts, and carts must be removed from the curb promptly after collection. Failure to do so may incur a $100.00 charge. Excess trash on departure will incur a $50.00 pickup charge. Guests are advised to keep windows and external doors closed to help keep bugs out and the air conditioning functioning efficiently. Feeding wildlife is illegal and dangerous. Guests are responsible for supervising children at all times, especially around pools and amenities. Tampering with or disconnecting pool alarms will result in a minimum charge of $250.00 for repair/replacement. Spillover spas have a maximum use of 15 minutes. Guests are urged to call 9-1-1 immediately in a life-threatening situation. No refunds will be given if guests elect to leave their property early or no-show. Substitutions may be made if a property becomes unavailable. FPS does not offer refunds or reschedule trips due to hurricane activity. The property is provided on a self-catering basis, with complimentary toilet paper and trash bags provided initially. Guests are responsible for replenishing these items once used. No refunds are granted for malfunctioning mechanical or electrical equipment, including appliances, air-conditioning units, pools, spas, or pool heaters. No refunds will be given for unfavorable weather, early departure, utility service interruption, construction, or maintenance issues. No refunds for faulty recording or playback equipment, TVs, audio, telecoms, cable reception, computer equipment, or internet access. RVs, Boats, or large vehicles are not permitted on properties. Guests will be liable for parking violations, trash dumping, noise nuisance including large parties, and any other violations as outlined by the community HOA, with fines up to $500 per violation. Smoking/vaping/e-cigarette violations will result in eviction and a minimum fine of $500.00. Pet violations will result in an automatic charge of $450.00 for professional cleaning, and guests will be asked to leave the home. Illegal or illicit activities and firearms will result in eviction and forfeiture of all payments and deposits.
