Lease terms

The initial lease term is 12 months. Residents who maintain a satisfactory payment history, comply with the lease, and care for the property may be considered for a longer-term renewal before the initial lease expires. Renewal terms will be offered by mutual agreement and are not automatic. Monthly rent is $1,500, and the refundable security deposit is $1,500. A $75 nonrefundable application fee is required for each adult applicant and covers application processing, identity verification, credit and background screening, and rental-history review. Approved renters will also be responsible for the following one-time, nonrefundable move-in fees: $300 administration fee covering lease preparation, account setup, documentation, resident onboarding, and property-access preparation. $350 cleaning fee covering professional cleaning and preparation of the home before move-in. The first month's rent, security deposit, administration fee, and cleaning fee must be paid before possession of the property is provided. Water, gas, electricity, Wi-Fi, and security monitoring are included in the monthly rent, subject to the utility allowances stated in the lease. Any usage exceeding the applicable allowance will be billed to the renter and due with the following month's rent. This is a strictly smoke-free and vape-free home. Smoking, vaping, or burning any substance is prohibited anywhere inside the property. This includes, but is not limited to, cigarettes, cigars, pipes, hookahs, electronic cigarettes, vape pens, marijuana, cannabis products, and any other smoking or vapor-producing device or substance. Residents are responsible for ensuring that their guests also comply with this policy. Any violation may be treated as a lease violation, and the resident may be responsible for all resulting cleaning, deodorizing, remediation, repair, or damage-related costs. Pets may be considered on a case-by-case basis and require prior written approval. A nonrefundable pet fee will be charged per approved pet and will be due at lease signing. Pet restrictions may apply based on the type, size, number, and history of the animal. The pet fee does not cover damage, excessive odors, flea treatment, waste removal, or cleaning beyond ordinary use. Any additional pet-related cleaning or damage identified at move-out may be charged separately in accordance with the lease. Unauthorized pets are not permitted. All adult occupants must apply, complete the screening process, be approved, and be listed on the lease. Subleasing and unauthorized occupants are not permitted. Additional terms concerning late payments, returned payments, maintenance, utility overages, renewal, and move-out requirements will be detailed in the lease.
