Lease terms

QUALIFICATIONS: Each applicant 18 years and over who intend to occupy the property must submit a completed rental application, pay the $35 Zillow screening fee for a credit & background check, and show a valid U.S. government photo ID. Must have minimum credit score of 700, will conduct an employment verification, previous & current landlord verification, verifiable 3 months of recent credit history (i.e. pay stubs & bank statements), and gross income to be 3x monthly rent rate, no prior evictions, bankruptcies, criminal conviction, collection records, negative items on credit report. Once approved for tenancy, must provide a monetary deposit within 48 hours and a set move-in date to hold the rental property otherwise it will be released to the next approved applicant. The full first month's rent and security deposit are payable on or prior to the move-in date. Minimum 12-month lease, tenant pays all utilities (electricity, gas, water, sewer, garbage), must purchase and provide proof of renter's insurance annually (minimum coverage $10,000 personal property & $100,000 liability), maximum of 4 occupants, no pets, no smoking or drug usage, must follow all rules outlined in the signed lease agreement.
