Lease terms

Rent lock contract: equivalent to 1 month's rent. Keeps rent rate the same for 2nd year of your contract. 1 year lease agreement. No pets, no smoking. Vioation of the policy will terminate the rental contract. Need at least $4,000 monthly income. 1 application per adult must be filled out. Background check that covers criminal history, rental history, and bank checking history is required of each adult ($45 each). Renter's insurance is required of $100,000, which is close to $20 month. Owners must be listed as additional insured and notified of any changes to rental insurance policy. Renter will be responsible for the general management and upkeep of the property such as mowing, keeping gutters clean, changing air filters, and annually servicing the heating/cooling unti. etc. Utilities will be transferred into renter's name the first day of contract.
