Landscaping & Exterior Maintenance: Tenant is responsible for maintaining the front yard, backyard, patio areas, and all landscaping features, including regular mowing, watering, edging, trimming bushes and trees, caring for mulch beds, and keeping all exterior areas clean and free of debris. Tenant must operate any irrigation systems properly and prevent damage to landscaping. Snow/Ice Removal if necessary HOA Rule Compliance Tenants must follow all HOA rules regarding parking, noise, yard appearance, holiday decorations, and use of amenities. No Alterations Without Approval Tenants cannot paint, install fixtures, mount TVs, or modify landscaping without written permission. Proper Use of Appliances Tenants must operate appliances safely and report malfunctions immediately. Smoke-Free Property Compliance, tenants must follow a no smoking policy inside the home and garage. Drain & Plumbing Care Tenants must avoid flushing non flushable items, prevent grease buildup, and use drains responsibly. Security & Lock Responsibility Tenants must not change locks without permission and must keep all security devices functional. Renter's Insurance Requirement Tenants must maintain active renters insurance with minimum liability coverage. ($10-$15)
