Lease terms

No smoking or vaping of any kind is permitted inside the home, garage, or other enclosed areas of the property. Renters insurance is required for the entire duration of the tenancy, with proof of coverage provided prior to move-in and maintained throughout the lease term. Tenant is responsible for all tenant-paid utilities and services associated with the property, including electricity, gas, water, trash, internet, and other applicable services as specified in the lease. Tenant is responsible for routine upkeep and maintenance of the backyard, front yard, courtyard, and side yards, including watering, mowing, trimming, weed control, general cleanup, and maintaining landscaping in good condition, unless otherwise agreed in writing. Tenant must promptly report leaks, plumbing problems, electrical issues, appliance or HVAC problems, water intrusion, roof concerns, pest issues, damage, or any other condition that may require repair, and should report urgent issues immediately and all other discovered issues within 3 calendar days. Tenant may be responsible for applicable home warranty service-call or deductible fees when permitted by law and as specified in the lease, particularly when service is required due to tenant misuse, negligence, or damage. Tenant is responsible for damage beyond normal wear and tear caused by the tenant, occupants, guests, or pets. No alterations, painting, remodeling, installation of fixtures, satellite equipment, security systems, or other modifications may be made without prior written owner approval. No unauthorized occupants, subleasing, short-term rentals, or assignment of the property are permitted without prior written approval. Tenant must keep the home reasonably clean and sanitary, properly dispose of trash, use plumbing, electrical, appliances, and other systems appropriately, and comply with applicable HOA rules and community requirements. Pets, if approved, must comply with all lease requirements and the tenant is responsible for pet-related damage and cleanup. The garage, driveway, RV access, and side-yard parking areas must be used responsibly and may not be used for commercial vehicle storage, hazardous materials, major vehicle repairs, or other activities that could damage the property or disturb neighboring residents. Tenant must not create excessive noise, nuisance conditions, illegal activity, or other disturbances at the property. All lease terms, deposits, maintenance responsibilities, property rules, and owner/tenant obligations will be further detailed in the final rental agreement and are subject to applicable California law.
