Lease terms

1. Rent Payment Rent must be paid in full and on time each month. A late fee of 3% will be applied to any overdue rent. 2. Security Deposit A security deposit is required prior to move-in. This deposit will be used to cover any damages beyond normal wear and tear. 3. Utilities Tenants are fully responsible for all utility payments, including electricity and water. 4. No Smoking Policy Smoking is strictly prohibited inside the property. 5. Pets Policy Pets are only allowed with prior approval. A non-refundable pet fee of $400 must be paid in full before bringing a pet onto the property. 6. Property Care and Maintenance Tenants must keep the property clean and in good condition at all times. Do not draw, paint, or mark on walls. Any damage to walls, flooring, fixtures, or appliances beyond normal wear and tear will result in additional charges. 7. Alterations Tenants may not make any alterations, renovations, or improvements to the property without written permission from the landlord. 8. Occupancy Limits Only approved occupants listed on the lease agreement are allowed to reside in the property. 9. Noise and Conduct Tenants agree to maintain a respectful noise level and avoid disturbing neighbors. 10. Maintenance Reporting Any maintenance issues must be reported promptly to prevent further damage. 11. Trash and Cleanliness Tenants are responsible for proper disposal of trash and maintaining cleanliness inside and outside the property. 12. Lease Termination Violation of lease terms may result in termination of the lease agreement. 13. Inspection Rights The landlord reserves the right to inspect the property with proper notice.
