LEASE DESCRIPTION: 286 Leverington Avenue, Philadelphia, PA 19128 Lease Term: Minimum 12-month lease. Longer lease terms (18-24 months) may be considered. Rent: Monthly Rent: $2,650. Rent due on the 1st day of each month. Late fee of $50 plus $10 per day after a 5-day grace period. Security Deposit: Equal to one month's rent due at lease signing. Security deposit held and returned in accordance with Pennsylvania law. Application Requirements: Completed rental application for all occupants 18 years or older. Credit check, background check, employment verification, and income verification required. Positive rental history required. Utilities: Tenant responsible for electricity, gas, water, internet, cable, and any other utilities unless otherwise agreed in writing. Occupancy: Maximum occupancy limited to local housing code requirements. Only approved occupants listed on the lease may reside at the property. Sub-rental (short and long term) is not permitted at all times. Pets: Pets considered on a case-by-case basis. Additional pet deposit and/or monthly pet rent may apply. Breed and size restrictions may apply. Parking: Street parking. Parking arrangements at the private parking lot adjacent of this property is not included in the rent and needs to be arranged directly with the owner of the parking lot. Renewal: Lease renewal subject to mutual agreement and rental market conditions. Move-In Requirements: First month's rent and security deposit due prior to occupancy. Lease must be fully executed before keys are released.
