Lease terms

No smoking. Tenant is responsible for all utilities, including electric, gas, water, sewer, trash, and internet/Wi-Fi, along with snow removal. Average utility cost estimates can be provided upon request. Landlord provides lawn maintenance. Renters insurance is required. Policies typically cost around $15 per month and generally provide coverage for personal property and personal liability. The landlord's insurance policy covers the property itself but does not provide coverage for a tenant's personal belongings or liability. Pet Policy: Up to two (2) domestic pets, considered on a case-by-case basis. No nuisance, dangerous or vicious dogs as defined under Ohio law (ORC 955.22). Dogs must be licensed with the county and all pets must be current on rabies vaccinations. Each pet must be under 30 pounds. Non-refundable pet fee: $300 per approved pet. Monthly pet rent: $30 per approved pet. Assistance animals are not considered pets and will be accommodated in accordance with applicable fair housing laws. Lease Requirements: First month's rent, last month's rent, and security deposit due at lease signing. Applicable pet fees due at signing. Minimum one-year lease; Longer lease terms may be available upon request.
