Lease term minimum of 12 months Tenant is responsible for paying all utilities, including but not limited to: Electricity, Gas, Water, Sewer, Garbage/Recycling Smoking is NOT permitted inside or anywhere on the property, including the garage, patio, and yard areas. All dogs must be spayed or neutered, house-trained, at least one year old, and current on all vaccinations. Tenant is required to obtain renter's insurance for personal belongings and liability coverage. Anyone over the age of 18 living in the home must fill out an application, meet our screening requirements, and be on the lease. Each adult member on the Lease will be required to complete and qualify as per the background and credit check requirements * Each applicant should have a Minimum credit score: 680+ * Monthly household income must be at least 3x the rent Applicants should not have any history of eviction or unpaid judgements from previous landlords. Applicants must receive positive references from all previous landlords for the previous five years A background check will be conducted on all applicants over 18. Applicant's background check must exhibit a pattern of responsibility. Each adult member on the Lease will be required to complete and qualify as per the background and credit check requirements Applicants must have current photo identification and valid social security number Tenancy will be granted to most qualified applicant, based on our qualification standards, and that (at our discretion) compensating factors such as an additional security deposit or cosigner may be required for qualification if the applicant falls short of the meeting any qualification requirements. Security deposit, first month's rent and first month HOA fee due upon signing of lease. For Pet Owners, additional Pet deposit and Pet Rent due at signing of lease.
