Lease terms

Lease Duration: 12-month minimum lease required. Utilities & Fees: Tenant is responsible for all utilities, including electricity, water, sewer, trash, and internet. Owner pays all monthly HOA dues. HOA Compliance & Fines: Tenant agrees to strictly abide by all HOA rules, regulations, and restrictive covenants. Any fines, penalties, or administrative fees assessed by the HOA due to Tenant non-compliance (including improper vehicle parking or visible trash cans on non-pickup days) will be billed directly to the Tenant. Insurance Requirement: Tenant must maintain a renter's insurance policy with a minimum of $100,000 in personal liability coverage, naming the landlord as an additional interest prior to move-in. Smoking Policy: Strictly non-smoking property. No smoking or vaping of any kind (including e-cigarettes) is permitted inside the home, garage, or enclosed areas. Pet Policy: Pets considered on a case-by-case basis (maximum 1 cat). Non-refundable pet fee of $250 and monthly pet rent of $35 per pet applies. Animals must be spayed/neutered. HVAC & Maintenance Expectations: Tenant is responsible for basic internal upkeep, keeping the property clean, and replacing light bulbs. Tenant agrees to replace all HVAC air filters at least once every 6 months. Any repairs or system damage caused by failure to change filters will be billed 100% to the Tenant. Subleasing & Short-Term Rentals: Subletting, assigning the lease, or operating short-term rentals (such as Airbnb or VRBO) is strictly prohibited and constitutes an immediate material breach of the lease. Right of Entry: Landlord reserves the right to perform periodic preventative maintenance or property inspections by providing a minimum of 24 to 48 hours advance written notice, except in cases of emergency. TEXAS TENANT SELECTION CRITERIA: Applicants may be denied for: (1) Gross monthly income less than 3x rent, (2) Unsatisfactory credit history or evictions, (3) Incomplete/untruthful application, or (4) Disqualifying criminal history.
