**Income requirements** Income requirement: Applicants must have verifiable gross monthly household income of at least three times the monthly rent, equal to $9,900 per month. **Application Fee** A $48.00 screening fee is required for each applicant 18 years of age or older. This fee is paid for the TransUnion screening report. (TransUnion Rental Screening Solutions / TransUnion SmartMove) Each adult applicant must submit a separate application and complete the screening process. After submitting the application, each applicant will receive a secure TransUnion link to complete the credit and background screening process and pay the required screening fee. **Utilities** Tenant is responsible for all utilities, including water, sewer, electricity, Internet, and garbage service. All accounts must be kept current and in the Tenant's name **Maintenance & Repairs** The Landlord will maintain the home in a safe and habitable condition and is responsible for repairs resulting from normal wear and tear, system failures, or structural issues, including plumbing, electrical, heating, and other major home systems. The Tenant is responsible for the cost of any maintenance, repair, or replacement caused by Tenant negligence, misuse, abuse, failure to promptly report a maintenance issue, or damage caused by Tenant's guests, occupants, or approved pets. The Tenant must promptly notify the Landlord of any needed repairs, leaks, damage, safety concerns, or maintenance issues. Failure to report an issue in a timely manner may result in the Tenant being responsible for additional damage caused by the delay.
