Lease duration shall be twelve (12) months, commencing on Desired Date and ending on 1 Year after.. Tenant must comply with all HOA rules and minimum rental-term requirements. Repairs & Maintenance Responsibility Property is delivered in excellent working condition. Tenant is responsible Any damage beyond normal wear and tear Tenant must promptly notify Owner of major issues. Furnishings Property is fully furnished. Tenant is responsible for all damage, loss, or misuse of furnishings. No removal of furnishings without written approval. Pets Pets allowed: Up to two (2) dogs. No aggressive breeds unless approved in writing. Tenant is responsible for all pet-related damage. Additional pet deposit or fee may apply. Smoking No smoking inside the property. Smoking permitted outdoors only in designated areas. Any smoke-related damage will be charged to Tenant. Occupancy Only approved occupants listed on the lease may reside in the home.
