Lease terms

Lease duration shall be twelve (12) months, commencing on Desired Date and ending on 1 Year after.. Tenant must comply with all HOA rules and minimum rental-term requirements. Rent Monthly rent: $3200, due on or before the 1st day of each month. Rent shall be paid via (Zelle, ACH, check, etc.). Rent is considered late after 4 calendar days. Late Fees A late fee of $25 per day applies after the 4th day of non-payment. If rent is not paid in full within one rental cycle, Tenant must cure the full balance the following month. Security Deposit Security deposit: $3,200, due prior to move-in. Deposit will be returned within the timeframe required by state law, less any lawful deductions. Utilities & Services Tenant is responsible for all utilities, including but not limited to: Electricity Water & sewer Internet / cable Trash service Maintenance & Additional Required Services Tenant agrees to assume the following ongoing expenses: Pool chemical service: $65/month House cleaning (1x per month): $125/month (with Owner's current housekeeper unless otherwise approved) Tenant is responsible for maintaining a clean, orderly, and well-kept home at all times. Repairs & Maintenance Responsibility Property is delivered in excellent working condition. Tenant is responsible Any damage beyond normal wear and tear Tenant must promptly notify Owner of major issues. Furnishings Property is fully furnished. Tenant is responsible for all damage, loss, or misuse of furnishings. No removal of furnishings without written approval. Pets Pets allowed: Up to two (2) dogs. No aggressive breeds unless approved in writing. Tenant is responsible for all pet-related damage. Additional pet deposit or fee may apply. Smoking No smoking inside the property. Smoking permitted outdoors only in designated areas. Any smoke-related damage will be charged to Tenant. Occupancy Only approved occupants listed on the lease may reside in the home. No subleasing or Airbnb/short-term rentals. Alterations No painting, or alterations without written consent.
