Lease terms

Tenant shall be responsible for all utilities and services serving the property, including electricity, gas, water, sewer, trash, internet, cable, and any related deposits, fees, late charges, or disconnection/reconnection charges, and must transfer required utilities into Tenant's name before move-in and maintain uninterrupted service during the lease term. Pets are not permitted without Landlord's prior written approval and will be considered on a case-by-case basis based on breed, size, age, number of pets, temperament, rental history, HOA rules, and insurance restrictions; approved pets are subject to a non-refundable pet fee of $400 per pet and monthly pet rent of $35 per pet, with a maximum of two approved pets unless otherwise agreed in writing. Tenant is responsible for all damage, cleaning, deodorizing, pest treatment, yard repair, landscaping repair, or other costs caused by any pet.
